Logan Square Real Estate in 2026: What Buyers and Sellers Should Know

As both a Logan Square resident and full-time Chicago Realtor, I get to experience the neighborhood from two perspectives: I live here, but I also spend my days watching homes come on the market, touring properties and talking with buyers and homeowners.

So, what is happening with the Logan Square real estate market in 2026?

The short answer: demand remains strong, inventory is relatively tight, and desirable homes can still move quickly.

What Is the Logan Square Housing Market Like in 2026?

Recent market data shows Logan Square home values continuing to rise in 2026. Depending on the source and measurement used, median sale prices have recently been around $700,000, with year-over-year appreciation and fewer active listings than buyers might expect.

But averages only tell part of the story. Logan Square has an incredibly diverse mix of real estate: vintage condos, two- and three-flats, newer construction, townhomes and single-family homes. What I'm seeing for a two-bedroom condo can be very different from the market for a renovated single-family home.

That's why understanding the specific Logan Square property type and price range matters more than a neighborhood-wide average.

Is Logan Square Still Competitive for Buyers?

For the right properties, absolutely. Updated homes, good outdoor space, parking and strong locations can attract attention quickly. Buyers looking for something particularly specific may find only a handful of good options at any given time.

My advice is to be prepared, but not panicked.

Know your financing, understand recent comparable sales and decide ahead of time which features are truly important. Being prepared allows you to move confidently when the right Logan Square home becomes available without feeling like you have to chase every listing.

Is 2026 a Good Time to Sell a Home in Logan Square?

For many homeowners, current inventory levels can create an attractive selling opportunity. But low inventory doesn't mean every property automatically sells for a premium. Buyers remain very aware of price, condition and monthly costs.

Good preparation, accurate pricing and strong marketing still matter.

Before deciding to sell, I recommend looking specifically at recent sales of homes similar to yours rather than relying on a general online home-value estimate.

Why Do Buyers Continue to Choose Logan Square?

There are plenty of reasons I enjoy living here myself: restaurants and independent businesses, CTA access, the boulevards, neighborhood parks and the ability to have a residential feel while still being well connected to the rest of Chicago.

Those qualities continue to attract buyers, but Logan Square has also become a more expensive neighborhood than it once was. Buyers who can't find the right fit here may want to consider nearby Avondale, Humboldt Park and Hermosa as part of a broader search.

What's Next for Logan Square Real Estate?

I don't expect every property or price point to behave the same way. That's rarely how Chicago real estate works.

What I do expect is for inventory, affordability and property condition to remain major factors for Logan Square buyers and sellers. There are also a lot of recent investments into community improvements (i.e. the redone Square, improved outdoor dining spaces, new storefronts, etc)
